Reports indicate there would be no obligation to buy, and Everton would cover a significant chunk of the 30-year-old's hefty salary.
Grealish has entered the final year of his £300,000-a-week contract, meaning a loan move to Everton could officially drop the curtain on his time at the Etihad.

According to the latest reports from Sky Sports in Italy, the transfer depends on whether Jonathan David will complete his move from Juve to Atletico Madrid.
Earlier in the window, Zirkzee turned down the opportunity to go to Fiorentina, with the player setting his sights firmly on a move to Turin.

The Bundesliga club are holding out for serious money, having already rejected a bid of over £30m from Serie A heavyweights AS Roma.
Liverpool and Everton are not the other two clubs interested in Leweling, with Inter Milan also showing interest.
